If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7. ● Rental agreement must be signed within 24 hours of booking to confirm reservation ● Maximum occupancy is 6 guests, including children and infants (per local regulations) ● Primary renter must be at least 25 years old DOG FEE: ● $150 per dog.
All dogs must be vetted.
We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age.
The appropriate fees will be requested once final approval has been confirmed.
Big Bass Lake Registration (Required): ● $50 registration fee per group ● $50 late fee for registrations within 3 business days of check-in ● $15 fee per request for any changes to registration ● Registration for same-day check-in is not permitted Optional Amenity Passes (Seasonal): ● Weekdays: $8 per person/day ● Weekends: $10 per person/day Please note: Amenity fees, availability, hours, and access are controlled by the HOA and may change without notice.

Additional notes: ● Guest profiles must be fully verified (ID required) ● Refunds subject to 6% processing fee ● $40 damage waiver applies to all reservations ● Due to the wooded setting, occasional insects or wildlife may be present despite regular pest control ● Burn bans may be issued by the community depending on conditions ● Starter supplies are provided for 2–3 nights; additional items can be purchased nearby (ShopRite, Weis, Dutch’s Market) ● There is potential for occasional noise from trains that run along the property at the edge of the lake.
SECURITY CAMERAS / AUDIO RECORDING DEVICES There are 2 security cameras on site, all on the exterior of the property and in plain view: ● 1 doorbell camera at main entry door ● 1 floodlight camera at the garage overlooking the driveway Car, bike, or walk within the community.
You will need a car to go anywhere outside of the community.
Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.
We strongly recommend that you travel in an AWD/4WD vehicle.
We are located in the mountains and roads tend to be sloped and can get very icy.
